We do rough cleans during the build

A rough clean happens while the house is still a job site. The drywall is hung and finished, and more trades are still on their way. We carry the scraps and cut-offs out of every room, then sweep and vacuum up the dust that drywall sanding leaves on every flat surface. It piles up thickest on window sills and on top of door frames. When we are done, the next crew walks into a bare, swept house instead of a mess.

Skip the rough clean and the mess gets built into the house. A bent nail or a lump of dried joint compound on the subfloor becomes a bump under vinyl plank or a hollow spot under tile. Drywall dust still hanging in the air when the painters start settles into wet paint and leaves a gritty feel on the walls. A broom cannot fix either one later. The floor comes up or the wall gets painted again.

Some builders ask for two rough cleans. The first comes after drywall, and the second comes after the cabinets and trim are set, right before the flooring goes down. We work around the trades who are still on site and stay out of rooms where someone is working. Scraps go out to the dumpster or wherever the builder wants them, so nothing gets swept into a corner and left behind for the final clean.

The final clean starts at the ceiling

A final construction clean starts after the last trade packs up, and it always runs top down. We begin with the ceiling fans and light fixtures, then the tops of the cabinets and door frames, where dust from every trade has settled. Next come the baseboards and trim, then the counters, then the inside of every cabinet and drawer. The floors are always last, because everything above them sheds a little dust as it gets wiped.

A new house comes covered in labels. Stickers cover the windows and tubs, and the appliances carry energy labels and plastic film on the fronts. We peel every one and take off the glue it leaves behind. Paint specks and caulk smears on glass come off with a flat blade and water, never a scrubbing pad, because a pad scratches new glass. Window tracks get vacuumed out too, since drywall grit collects there and grinds every time the window slides.

The heating and cooling system usually runs during the last weeks of a build, and it pulls drywall dust into the ducts. That dust lands on the registers and blows back out onto a clean floor. So we wipe every register and return grille before the floors get their final vacuum and mop. Done right, you can run a finger along a baseboard or a closet shelf and it comes away clean, and the mirrors show no streaks.

Red clay and humidity change the work

Most new homes around Fort Mill and Tega Cay go up on bare red clay. Until the yard is sodded, every boot carries some of it inside. It dries into a fine orange dust that works into the grout on new tile and the pile of new carpet. It also stains light baseboards and door thresholds. We vacuum clay up dry first, because a wet rag just spreads the color around. Then the hard floors get mopped with clean water that we change often.

Summer here is humid, and humidity changes how drywall dust behaves. In dry air it falls as loose powder. In damp air it clings to glass and cabinet doors as a thin film that a dry cloth only smears. So we dust dry first to lift the loose layer, then follow with a damp wipe. In spring, yellow pine pollen blows in through open doors and coats the sills and floors near each entry, and it gets the same two passes.

The houses themselves shape the work too. Most new builds around here are wood framed, with drywall inside and vinyl or fiber cement siding outside, and many have a brick or stone front. Fiber cement gets cut on site, and that dust drifts in through open windows and lands on the sills. Homes built over a crawl space usually have their heat and air vents in the floor. Those floor registers fill with screws and grit, so we lift each one and vacuum it out.
