Charlotte keeps adding new home communities

Charlotte starts just north of Fort Mill, on the other side of the state line. Around Steele Creek, in the southwest part of the city, new home communities keep going up. The same thing is happening on other edges of Charlotte. Most of those communities sell from a model home and a sales center, with finished houses on the next street waiting for buyers. Every one of them has to look like nobody ever worked inside it.

Construction leaves a mess, and some of it does not show up until the trades are gone. Drywall dust settles on window sills and the tops of door frames, and it keeps settling for days. The red clay under so much of Charlotte gets carried in on boots and ground into tile grout and the corners of stairs. A buyer will spot dust on a sill before they notice the countertops. A rough construction clean gets the worst of it out while work is still going on. A final clean gets the house ready for the buyer.

We come at this from the builder side. Candee spent eighteen years in builder sales and marketing, and Kaili spent four years in purchasing for home builders. Over those careers they saw how much the inside of a house decides whether a buyer gets excited about it. So a model home or a quick move-in home gets cleaned the way a buyer will see it. Older Charlotte homes need more listing prep

The neighborhoods near Uptown are much older than the new communities on the edges of the city. Dilworth and Myers Park are full of homes built early in the last century, many with original hardwood floors and a lot of detailed trim. Those are the details a listing photographer gets close to. Dust in the grooves of old trim can show up in a sharp photo. Nobody standing in the room would notice it.

Spring brings its own mess. Charlotte's trees put out heavy pollen every spring, and it coats porches and cars in a yellow film. Every time a door opens for a showing, some of it blows in and settles on the floors and sills near the entry. A busy open house makes it worse, with people walking through the same rooms all afternoon. A clean before the open house and another one after it keeps the house looking the way it did in the listing photos.

Summer is the other hard season for a Charlotte listing. The heat and humidity last for months. A vacant house on the market with the air set high can start to feel stale. Dust settles on counters and floors with nobody living there to notice it. We handle vacant listing prep before the house hits the market, then listing refreshes while it waits for an offer. That way a buyer who walks in weeks later sees the same clean house as the photos.

We clean Charlotte homes before closing

Charlotte has grown fast for years, so somebody is always moving in or moving out. A move-out clean happens when the house is completely empty. That is the one time the baseboards and the inside of every cabinet can finally get cleaned. Whoever moves in next walks straight into whatever the last owner left behind. A move-in clean before the furniture arrives is a lot easier than one after it, because nothing is in the way.

In South End and the other neighborhoods along the light rail, a lot of the housing is townhomes and condos rather than detached houses. A move there has its own timing, with loading areas and moving hours often set by the building or the association. The clean has to fit around the movers and those hours. Getting it done before the keys change hands saves the seller a return trip and gives the buyer a clean place on the first night.

Then there is the final walk-through. The buyer usually walks the house right before closing. If they find dust and a dirty kitchen, the agents end up going back and forth on closing day.
