We clean once the house is empty

A move-out clean happens after the last box leaves, when nothing is left in the rooms to hide the floor or the walls. We start on the top floor in the room farthest from the stairs and work down toward the front door. Ceiling fans, light fixtures and air vents come first, because anything we knock loose falls onto surfaces we have not cleaned yet. Floors come last, and we back out of each room so nobody walks across a finished one.

Kitchens take the longest. Every cabinet and drawer gets wiped out inside, including the shelf under the sink, where old drips leave rings and crumbs collect in the back corners. If the oven, fridge and dishwasher stay with the house, we clean them inside. The fronts and handles get wiped too, since every hand in the house touched them. In the bathrooms we scrub the tub and shower first. Then the toilet gets cleaned all the way down to the base, along with the floor behind it.

The things that get missed are the ones you only notice in an empty room. A dresser leaves a dust line on the floor where it stood, and a couch hides a gray film on the baseboard behind it. Door handles and light switches collect grime nobody saw while the house was lived in. A buyer sees those right away, because there is nothing else in the room to look at. A clean that misses them makes the whole house look neglected, even when the kitchen shines.

Moving day leaves its own mess

Movers bring in more than people expect. Around Fort Mill the ground is red Piedmont clay, and on a wet moving day it rides in on boots and dolly wheels. It works into the carpet on the stairs and into the grout by the front door. Clay that sits and dries sinks deeper into carpet fibers and gets harder to lift, so we clean those paths first, while it still comes up.

Then there is what the furniture was hiding. A bed frame leaves a rectangle of dust and hair on the floor under it. Heavy pieces press dents into carpet, and a couch leaves a dark rub mark on the wall it sat against. Pictures come down and leave a clean square on a dusty wall, plus a few nail holes. The nail holes are a repair job, but the dust and rub marks around them come off with cleaning.

Walls take a beating on moving day. Dollies catch door frames, and boxes scrape along the stairwell on the way down. On painted drywall, most of those marks come off with a soft cloth and a mild cleaner. Scrub hard with a rough pad and you burn a shiny patch into flat paint that shows worse than the mark did. We test a small spot out of sight first, then wipe the rest the same way.

Buyers see the house again before closing

Buyers usually get a final walkthrough shortly before closing. It is their last look before they sign, and often the first time they see the house without the seller's things in it. Every mark the furniture covered is suddenly in plain view. If the house is dirty on that walk, the buyer starts to wonder what else they missed. Then the agents on both sides spend closing day sorting it out instead of handing over keys.

A pre-closing clean is timed around that walk. It happens once the seller is fully out and before the buyer comes back through, so nothing has a chance to get dirty again in between. We follow the same order as a move-out clean, top floor down, then finish by walking the house the way a buyer would. That means opening the cabinets and closets, and looking at the floors near the windows, where daylight shows every streak.

Move-in cleaning happens before the boxes arrive

A move-in clean is for the people who just bought the house. Somebody else cooked in that kitchen and used those bathrooms, and most new owners want that wiped away before their own things go in. The right time is after closing and before the moving truck, while every shelf and floor is bare. Once furniture is in place, the floor under the bed and the wall behind the dresser stay out of reach for years.

In a move-in clean the kitchen gets the most attention, because that is where the first boxes are unpacked. Cabinets and drawers are wiped inside so dishes go onto clean shelves, and the fridge is cleaned before any food goes in. The bathrooms come next, including the inside of the vanity drawers and the medicine cabinet. Closet shelves and rods get wiped, and the floors are vacuumed and mopped last, so the first thing across them is your own furniture.

Skip the move-in clean and the old dirt gets packed in with your things. Dishes go into cabinets with the last owner's crumbs still in the corners. Towels go onto a shelf with dust on it. A few weeks later the house is full. Those spots now sit behind stacks of plates and linens, where nobody will reach them until the next move. It is much easier to clean a kitchen before the first box is opened than after.

Fort Mill weather gets into empty houses

Spring in York County brings pine pollen, and it finds every gap. It coats window sills and the tracks of sliding doors, and it builds up in the screens on back porches. In an empty house it lands on bare floors and sills with nothing in the room to catch it first. We vacuum the window and door tracks before we wipe them. A wet cloth on loose pollen turns it into a yellow paste that smears into the corners.

Summers here are hot and damp. When a house sits empty with the air conditioning set high to save money, the humidity inside climbs. Bathrooms and laundry rooms show it first, with a musty smell and gray spots in the caulk around the tub. We clean those spots and run the exhaust fans while we work. If a musty smell comes back after a good clean, that points to a moisture problem worth raising with the agent before the walkthrough.

Much of the housing around Fort Mill and Tega Cay is newer wood-frame construction, with plenty of townhouses that run three stories. Stairs hold more moving-day dirt than any single room, so carpeted stairs get their own pass. Newer homes also tend to have luxury vinyl plank floors and painted trim, and both show streaks when the wrong cleaner goes on them. We use a damp mop and a light hand on plank floors, never a soaking.
