The streets around downtown York are full of older houses, many built well over a century ago. They tend to have tall ceilings and plenty of painted trim. When a house like that goes on the market, it may have sat empty for weeks while the family moved out. Dust settles on every ledge. The listing photos pick up all of it.

Buyers look at the photos online before they ever walk in the door. A camera catches what a quick walkthrough misses, like a gray line of dust along the top of the baseboards or streaks on old window glass. High corners are worse. From the floor you can't see the cobwebs up there, but a wide lens finds them all. Candee spent her career in builder sales, and she has watched buyers in a clean house stop noticing dirt and start looking at the rooms.

We work from the top down. Ceiling corners and light fixtures get cleaned before anything else, and the floors come last so nothing falls on a surface we already cleaned. Old wood floors get a damp clean, never a soaking, because standing water can lift old finish and swell the boards. Once the house is listed, we can come back for a listing refresh before an open house or a move-out clean before closing.

York's new neighborhoods need construction cleans

Builders are putting up new neighborhoods around the edges of York. New houses get dirty in stages. Drywall sanding leaves a fine white dust that settles inside cabinets and along every ledge. Then every trade after that leaves something of its own, from paint specks on the glass to caulk on the tub. None of that belongs in a house a buyer is about to see.

A rough construction clean happens partway through the build. We pick up loose debris and sweep, so the next trades walk into a clean space to work. The final construction clean is different. It comes after the last trade leaves, and it is the clean the buyer sees at the walkthrough. That means getting dust out of every drawer and cabinet, and taking paint specks and stickers off the windows without scratching the new glass.

Model homes and inventory homes need something else. A model stays open to visitors, so it has to look ready every day the doors are open. York's red clay and pollen get inside

York sits on the red clay of the South Carolina Piedmont. On a new lot with no grass yet, a hard rain turns the yard to orange mud, and it comes inside on work boots. Once it dries it becomes a fine red dust in the door tracks and along the thresholds. Left there, it works into light grout and carpet. The longer it sits, the harder it is to lift.

Spring adds a coat of yellow pine pollen to everything outside. It builds up on porches and window sills, and it blows in every time a door opens for a showing. By the end of an open house in pollen season there can be a film on the floors and counters. So we clean before an open house and again after it.

Summers here run hot and humid. Bugs find their way into houses that sit empty. In a vacant York listing they end up on window sills and inside light fixtures, where buyers notice them fast. We check the sills and fixtures in every room before photos or a showing. A dead wasp on a sill is a small thing. It is also the kind of thing a buyer remembers on the drive home.
